1. What this site is, and what it isn't

This site presents Corazón Luxury Rentals' properties and lets you request a booking. Sending a request is not a confirmed booking and does not hold the dates: availability and the final rate are confirmed by a member of the bookings team when they reply to you.

The site takes no payment. Using it incurs no charge whatsoever.

2. Rates, taxes and currency

All rates are quoted in US dollars (USD).

Rates shown are exclusive of taxes. A 6 % lodging tax and 16 % VAT —22 % in total— are applied to the discounted subtotal, that is, after any promotion. The quote itemises them line by line before you send anything.

The quote is an estimate based on the rate in force for the dates chosen. The figure that binds both parties is the one the bookings team confirms in writing.

3. Minimum stays

• 7 nights over Christmas and New Year (20 December – 5 January).
• 3 nights in low season (1 May – 19 December).
• 4 nights for the rest of the year.

If your stay spans more than one season, the highest minimum applies.

4. Security deposit

A refundable deposit of $3,000 USD is requested on arrival. It is returned in full after check-out provided the property is left as it was found.

Any deduction is communicated in writing, describing the damage and the cost of repair or replacement.

5. Cancellations and changes

• More than 90 days before arrival: 100 % refund.
• Between 90 and 45 days: 50 % refund.
• Fewer than 45 days: no refund.

If we cancel for a reason attributable to us, you receive a 100 % refund or an equivalent property, at your choice.

Hurricanes and force majeure: if an authority issues an alert that prevents travel or lodging on the contracted dates, we offer to reschedule without penalty within the following twelve months.

6. Arrival, departure and occupancy

Check-in and check-out times are confirmed per house when the booking closes.

Each property's maximum occupancy is the one published on its page and may not be exceeded: it is a safety and insurance limit, not a preference. Non-overnight visitors must be notified in advance.

Casa de las Estrellas applies a $65 USD per person per night charge from the ninth guest, only when all four bedrooms are booked.

7. House rules

• Smoking indoors is not permitted.
• Parties and events require prior written approval; without it they may end the stay with no refund.
• The Playacar Phase 1 community rules apply, including its quiet hours.

8. Pool, beach and liability

Use of the pool, beach access and outdoor areas is at your own risk. There is no lifeguard on duty.

Minors must be accompanied by an adult at all times at the pool and on the beach.

Corazón Luxury Rentals is not liable for accidents arising from improper use of the facilities, nor for valuables left unsecured.

9. Experiences and third-party providers

Yachts, private chef, spa and other experiences are delivered by third parties. We arrange them at no booking fee, but the service, its conditions and its liability rest with the provider performing it.

10. Intellectual property

Photographs, texts, the brand and the logo belong to Corazón Luxury Rentals or are used under licence. They may not be reproduced without written permission.

11. Personal data

The handling of your data is governed by our privacy notice.

12. Governing law and disputes

These terms are governed by the laws of the United Mexican States.

Any dispute arising from a consumer relationship may be brought before Mexico's consumer protection agency, PROFECO. Without prejudice to the foregoing, the parties submit to the competent courts of Playa del Carmen, Quintana Roo.
